Chiefs Tap Burns & McDonnell for $300M Olathe Practice Facility

The Kansas City Chiefs have selected Kansas City, Missouri-based Burns & McDonnell as ownerโ€™s representative for a $300 million headquarters and practice facility in Olathe, Kansas, Construction Dive reports. The firm will work alongside CAA ICON to oversee planning, design, and construction, with the facility expected to open in 2031. The project is part of a broader $4.5 billion capital investment that also includes a $3 billion stadium in Wyandotte County, Kansas, and two real estate development areas, as the franchise prepares to leave Arrowhead Stadium.

What It Means for Subcontractors

  • Ownerโ€™s rep selection is an early-stage milestone, not a subcontract award. Firms in civil, mechanical, electrical, and structural trades should watch for GC selection and bid package releases as design phases progress toward the 2031 opening.
  • Kansas City-area and regional Kansas subcontractors with sports or large commercial facility experience have a strong local-fit argument given Burns & McDonnellโ€™s emphasis on โ€œlocal knowledgeโ€ in the announcement.
  • The $4.5 billion combined spend across the practice facility, the $3 billion Wyandotte County stadium, and related development areas signals a multi-year pipeline of work in the Kansas City metro, similar in scale to recent NFL builds like the Brownsโ€™ $2.4 billion stadium (AECOM Hunt/Turner) and the Billsโ€™ new stadium (Turner/Gilbane), both of which drew heavy subcontractor mobilization.
