University of Colorado Picks Up Aurora Hotel for $22.5M, Well Below Its $52M Build Cost

The University of Colorado bought the Benson Hotel & Faculty Club on its Anschutz medical campus for $22.5 million, roughly half what it cost to build. Here's what the distressed commercial real estate trend means for subcontractors.

According to BusinessDen, the University of Colorado paid $22.5 million in February for the 106-room Benson Hotel & Faculty Club on its Anschutz medical campus in Aurora, well below the $52 million it cost to construct in 2023. The seller, Denver-based Aimco, is liquidating after shareholders voted to wind down the publicly traded firm.

What It Means for Subcontractors

  • Distressed commercial assets are trading at deep discounts, which often triggers renovation and repositioning work. A new institutional owner like CU has the budget and long-term horizon to invest in upgrades.
  • Institutional buyers taking over hospitality and commercial properties tend to run competitive but structured bid processes. Subcontractors with commercial interior, MEP, or facilities maintenance experience should watch for procurement notices from CU Anschutz.
  • Aimco’s liquidation is a reminder that even recently built projects can change hands fast. Field service companies working on new commercial builds should confirm ownership stability before locking in long-term service agreements.
