Balfour Beatty Tops Out $385M Grand Hyatt Miami Beach

Balfour Beattyโ€™s U.S. arm has topped out the Grand Hyatt Miami Beach, an 800-room, 17-story hotel adjacent to the Miami Beach Convention Center, Construction Dive reports. The $385 million project, announced July 30, includes 12 floors of guest rooms, 110,000 square feet of meeting and ballroom space across four floors, 17,000 square feet of retail, and a climate-controlled skybridge connecting the hotel directly to the convention center. Balfour Beatty won the contract in 2023 from developers Terra Group and Turnberry, but construction didnโ€™t break ground until April 2025. The milestone comes as the broader hotel construction market has cooled through the second quarter of 2026, though Miamiโ€™s hospitality sector has continued recovering post-pandemic.

What It Means for Subcontractors

  • The skybridge connector and 110,000 square feet of ballroom/meeting space represent significant remaining scope for MEP, glazing, and structural steel subs as the project moves from topping-out toward interior buildout and enclosure.
  • Curtain wall and glazing contractors should note the panoramic view requirements across 12 floors of guest rooms plus the rooftop โ€œgrand lawnโ€ amenity deck, both likely driving specialized facade and waterproofing packages.
  • With Balfour Beatty as GC on a project this size, subs in electrical, HVAC, and finish trades should track upcoming buildout packages given the four-floor event space and 17,000 square feet of retail still to be built out.
