LIUNA, Fengate Break Ground on $60M Ottawa Transit-Oriented Rental Tower

Daily Commercial News reports that LIUNA and Fengate Asset Management have broken ground on West Orchard Urban Rentals, a $60 million mixed-use rental development at 1047 Richmond Rd. in Ottawaโ€™s Westboro area. The LIUNA Pension Fund of Central and Eastern Canada project, developed with Fengate and The Hi-Rise Group, will rise 37 stories and deliver 425 homes, including 15 affordable units, along with select townhomes. The site sits near the new Orchard LRT station, The Queensway, and multiple bus routes. Itโ€™s the third Ottawa residential community for LIUNA and Fengate, following Milieu & Ballantyne at 175 Main and a project at 1140 Wellington Street West. Planned amenities include a fitness center, yoga studio, co-working space, sports theatre, kid zone, private dining areas, and a penthouse sky lounge, plus ground-floor retail. The project targets LEED certification and includes roughly 1,000 square meters of new public park space.

What It Means for Subcontractors

  • Framing, concrete forming, and structural trades should note this is a Phase 1/Tower A project now listed as under construction, meaning subcontract packages for a 37-storey tower are likely being let in the near term.
  • Mechanical, electrical, and finishing contractors can expect scope tied to the amenity package, fitness center, yoga studio, co-working lounge, kid zone, and penthouse lounge, all of which require specialized buildout beyond standard residential fit-out.
  • LEED certification targets mean insulation, glazing, and HVAC subcontractors with green building credentials may have an edge bidding into this and future LIUNA-Fengate Ottawa projects, given the developersโ€™ pattern of repeat builds in the capital region.
