Broccolini Breaks Ground on $750M Nokia R&D Campus in Kanata North
Construction has kicked off on Nokiaโs new innovation campus in Ottawaโs Kanata North Tech Park, Daily Commercial News reports. Broccolini, serving as development and construction partner, is delivering the full scope of the 750,000-square-foot R&D facility, which was designed by Gensler. The build includes 450,000 square feet of lab space, nearly double Nokiaโs current capacity, and 300,000 square feet of workplace space spread across nine floors. The lab component will house more than 2,800 four-post server racks across four floors, with both in-line and back-of-rack cooling systems and room for future expansion. Per Colliers, the redevelopment is valued at $750 million, backed by over $430 million in private placement and more than $70 million in federal and provincial funding. The project is being delivered to LEED standards with low-carbon materials and resilient energy systems. Broccolini says it is actively growing its local development, construction and project delivery teams to support the campus and a broader pipeline of Ottawa-region work.
What It Means for Subcontractors
- Mechanical and electrical trades should watch for cooling and power infrastructure packages tied to the 2,800-rack data hall buildout, a specialized scope given the in-line and back-of-rack cooling requirements across four lab floors.
- Sustainability-focused scopes, including low-carbon materials sourcing and energy systems installation, are likely procurement targets given the projectโs stated LEED and resilient-energy commitments.
- Civil, structural and interior fit-out subs in the Ottawa region should monitor Broccolini directly for bid packages, as the firm says it is hiring across development, construction and project delivery to staff this build and other pipeline work in the area.
